Estate agent leads, on merit.
No cold calls. No postcode races.

ValuQ sends you pre-qualified seller briefs with photos, specs, conveyancing intel, and seller motivation. Sellers stay anonymous until they choose you, so you compete on valuation quality. Not who rang first or who undercut on fee.

Seller comments

“We fully insulated the external walls, installed new uPVC double glazing throughout, and completed a full renovation of both the bathroom and kitchen in 2021. The boiler was replaced in 2023. The flat is in move-in condition. No work needed. We have a share of freehold which keeps the service charge low. Happy to leave white goods and fitted blinds if helpful.”

How it works

From brief to instruction in four steps

01

Sign up and set your coverage

Create your account, verify your agency credentials, and define the postcode sectors you cover. Takes 2 minutes.

02

Receive property briefs

When a seller in your area submits a request, you get a structured brief with photos, property details, and seller context. Without their personal details.

03

Submit your valuation

Use our 5-section framework to provide your valuation range, fees, services, and reasoning. You have 48 hours from when the brief lands.

04

Win the instruction

The seller compares all responses side by side. If they choose you, their full contact details are shared and you can arrange the conversation.

Common questions from agents

Everything you need to know before signing up.

How much does it cost to join ValuQ as an agent?
Registering is completely free. You receive your first leads at no cost and only start paying a monthly subscription once you win your first instruction from a ValuQ seller. No credit card is required to register or to receive leads.
What happens if a seller I was sent on ValuQ comes back to me directly later?
If a property brief was distributed to you through ValuQ, that lead stays with ValuQ for 6 months from the date of distribution. If the seller comes to you directly during that window (by phone, walk-in, recommendation, or any other route) and instructs you, it counts as your ValuQ first instruction and triggers the standard billing terms. This applies whether or not you submitted a valuation when the brief came through. It's a standard non-circumvention rule, in line with how UK agency referral arrangements normally work. The full clause is in Section 6 of the Agent Terms.
How do I receive leads from ValuQ?
When a seller in your coverage area submits a property, you receive a detailed brief including photos, property specifications, condition, ownership details, conveyancing context, seller motivation, timeline, and price expectations. You respond with your valuation range, fee structure, and services. The seller compares all responses anonymously and chooses who to connect with.
Can I choose which areas I cover?
Yes. During registration you set your coverage postcodes. You only receive briefs for properties within your area. You can update your coverage at any time from your agent dashboard.
Do I have to compete on price alone?
No. Sellers see your valuation, your fees, your services, and your track record. Agents who explain their reasoning and offer strong service propositions win instructions. Not just the cheapest quote.
How is ValuQ different from Rightmove or Zoopla leads?
Portal leads are often shared with dozens of agents, leading to cold-call races. ValuQ caps the number of agents per brief and keeps the seller anonymous until they choose you. You compete on merit, not speed. We keep an honest head-to-head comparison at /compare/valuq-vs-portal-leads including cost-per-lead data.
How does ValuQ compare to GetAgent, ValPal, or similar lead tools?
Short version: GetAgent sells you contact details pay-per-lead; ValPal captures leads from your own website visitors; ValuQ sends you structured briefs from sellers actively shopping for an agent. We keep dedicated comparison pages at /compare/valuq-vs-getagent and /compare/valuq-vs-valpal that go through commercial model, lead quality, and when each one is the better fit. Including when they are not us.
What information does the seller see about me?
Sellers see your agency name, your valuation range, your fee structure, your services, and any reviews or track record data you provide. They do not see your personal contact details until they choose to connect with you.
