For independent & family-run agencies

Lead generation for
independent estate agents.

ValuQ is built for 2–3 branch family-run agencies who refuse to compete on marketing budget or fee undercutting. Sellers judge you on valuation quality, rationale, and service. The things you actually do better than the corporates or the online agents.

The squeeze on independents

You’re being squeezed from both sides.

If you run a 2–3 branch independent agency, you already know the problem. You didn’t come into this business to race to the cheapest fee. You came to build relationships and sell homes properly. But the market keeps pushing you in the wrong direction.

🏢

The corporates

Foxtons, Savills, and the franchise chains outspend you on marketing, outbid you on portal positioning, and put a shopfront on the busiest high street in town.

You can’t win the marketing-budget war. You shouldn’t have to try.

💻

The online agents

Purplebricks, Strike, Yopa and the rest undercut your fee by 60–80%. Sellers see a cheap number and assume the service is the same.

You can’t win on price. You shouldn’t have to compete on it either.

Here’s the thing: the reason independents exist. Accurate valuations, clean chains, local knowledge, proper service. Is exactly what sellers want when they think about it carefully. The problem isn’t the product. The problem is that sellers never see a fair comparison. They see a portal listing, a TV ad, or a 1% fee quote. Then they pick.

How ValuQ levels the field

Sellers see your reasoning. Not your marketing budget.

ValuQ is a marketplace. Sellers post their property anonymously. Agents in the area submit a structured valuation. Price range, rationale, fee, services. Sellers compare everyone side by side, then choose. That’s it.

⚖️

A level playing field

A 2-branch family agency and a Foxtons branch submit into the same brief, on the same 48-hour clock, with the same fields to fill in. The seller doesn’t see your branch count. They see your work.

📋

Valuation as the product

Sellers read your price range, your rationale, and your recommended listing strategy. When your valuation is tighter and better explained than a corporate’s template, you win.

🤝

Service, not just fee

Sellers see everything you offer. Photography, floorplans, accompanied viewings, marketing, chain management. Next to your fee. The cheap online quote suddenly looks thin.

🔒

No cold-call race

The seller’s details stay anonymous until they choose you. There’s no prize for ringing first. No shared inbox with 40 other agents chasing the same lead.

📍

Your area, your leads

You define the postcode sectors you cover. You only see briefs from properties you’d actually list. Your local knowledge becomes a feature, not a footnote.

💷

Subscription, not per-lead

Pay-per-lead services charge £20–60 per raw contact with no filtering. ValuQ is a flat monthly fee with pre-qualified briefs. Your cost-per-win drops the more you win.

The options you already know

How ValuQ fits next to what you’re already doing.

This isn’t a pitch to replace your entire pipeline. It’s a pitch to replace the worst-performing slice of it.

Channel

Rightmove / Zoopla leads

Cost

£300–£600/month + portal fees

Quality

Postcode only. Shared with 20+ agents. No photos, no context.

When it fits

Works if you have the call-centre staffing to race everyone else.

Channel

Pay-per-lead (GetAgent, ValPal, etc.)

Cost

£20–£60 per raw lead

Quality

Varies wildly. Many leads don’t pick up. Cost per instruction can reach £300–£600.

When it fits

Works as a top-up, not a core pipeline.

Channel

Google / Facebook ads

Cost

£500–£2,000+/month to test

Quality

Unpredictable. Expensive when a corporate in your area outbids you.

When it fits

Works if you have someone in-house who knows performance marketing.

Channel

Door-knocking & personal network

Cost

Time, not money

Quality

Highest-intent leads you’ll get. But they don’t scale past your patch.

When it fits

Irreplaceable. Also insufficient on its own.

Channel

ValuQ

Cost

£99–£299/month (free until first instruction)

Quality

Full briefs: photos, specs, EPC, conveyancing, motivation, timeline, budget.

When it fits

Built for independents who want to compete on valuation quality, not spend.

Why this works for independents specifically

Your structural advantages become visible.

You value properties more accurately

Because you’ve been in the area for decades and you don’t have a regional head-office setting your price bands, your valuations are tighter. On ValuQ, sellers compare ranges side by side. The outliers lose.

You explain your reasoning properly

Corporate branch staff often use template valuation letters. Independents write what they actually think. Sellers read your rationale. Good reasoning wins more often than a round number does.

You’re the one answering the phone

Sellers on ValuQ read your services and your availability. “You’ll speak to me, not a call centre” is a genuine differentiator for a family-run agency. And ValuQ is the first place it’s ever been a line item.

You don’t need to beat the big spenders. Just match them

Every agent gets the same brief. The same 48 hours. The same blank valuation form. A 2-branch independent and a national corporate are indistinguishable in the submission template. That’s the whole point.

Honest limits

ValuQ isn’t a fit for everyone.

We’d rather be straight with you than waste your time on a demo.

We’re rolling out area by area

If your coverage sectors aren’t live yet, you can register for early access but won’t receive leads until we launch your patch. We’ll tell you honestly where you are in the queue.

You have to write a real valuation

Agents who copy-paste generic valuation text lose on ValuQ. Sellers read every response side by side. If you can’t dedicate 15 minutes per brief to a proper response, this isn’t the right channel for you.

It’s not a listings portal

ValuQ sits upstream of Rightmove / Zoopla. We send you the instruction. Your portal strategy still matters. We don’t replace it, we feed it.

Questions from independent agents

The things we get asked most by family-run agencies before they sign up.

Is ValuQ built for independent agents specifically?
Yes. ValuQ’s marketplace model structurally favours agents whose competitive advantage is valuation quality, local knowledge, and personal service. Not marketing budget or fee undercutting. That’s the definition of an independent family-run agency. Corporates and online agents can use the platform, but the seller-facing comparison makes it harder for them to hide a template valuation or a thin service offer.
How is this different from GetAgent, ValPal, or Rightmove leads?
The three main differences: (1) Briefs include photos, EPC, conveyancing intel, and seller motivation. Pay-per-lead services often give you a postcode and a first name. (2) Sellers see all agent responses side by side before choosing, so you compete on what you wrote, not who rang first. (3) Pricing is a flat subscription, so your cost-per-instruction drops as your win rate climbs. Portal and pay-per-lead costs stay flat or increase with volume.
Do I have to lower my fee to win on ValuQ?
No. Sellers see your fee alongside your services, your valuation rationale, your availability, and your track record. Agents who explain why their service justifies their fee win regularly against cheaper quotes. The platform is designed to surface value, not just price.
What if my area isn’t live yet?
We roll out area by area so that every seller in a live sector gets competitive responses. If your patch isn’t live, you can register for early access and we’ll notify you the week before launch. Usually with 3–4 agents invited per sector to start. Early agents in each area receive the highest lead volume as coverage expands.
How much time does each brief take to respond to?
A proper response takes 10–20 minutes: reviewing the photos and specs, producing a valuation range, writing a short rationale, and setting your fee and service package. You have 48 hours from brief receipt. Most agents respond within 24 hours.
Can I cap how many briefs I receive per month?
Yes. You set your coverage sectors and your plan determines your monthly lead cap (10 on Starter, 25 on Growth, 50 on Pro). You’ll never receive more briefs than you can responsibly respond to.
