Sales conversion hits a six-month high of 57.3% in August as London lags Scotland by 34 percentage points
Sprift's August data shows new listings across Great Britain fell 11.6% to 185,595 while sales agreed dropped a smaller 7.2% to 106,296, lifting the conversion rate 2.7 points to 57.3%. Fewer new instructions set against steadier demand is what pushes conversion up. The national figure hides a wide split: Scotland converted 74.8% of listings against London's 40.8%, and 43% of South East listings were reduced. For sellers, pricing realistically at launch now matters more than cutting later, with stock averaging 159 days on the market.
