Does living on a Close change what a Basildon house sells for?
It does, in the sold prices. In all, 660 of the borough's 6,545 house sales since January 2023 (10.1%) were on a Close. Those homes sold for less than their neighbours in the same postcode area.
The raw medians point the same way: £385,000 on a Close against £457,000 on a Road. But Roads and Closes sit in different parts of the borough, so we compared each street ending only with other streets in its own postcode area, for the same type of house in the same year.

|---|---|---|---|---|
| Road | 1,161 | £457,000 | +7.3% | +4.2% to +10.9% |
| Avenue | 484 | £420,000 | +5.1% | +2.6% to +7.7% |

| Close | 660 | £385,000 | -4.4% | -6.9% to -2.0% |
Which Basildon homes are hit hardest?
Detached houses. A detached house on a Close sold 10.7% below its neighbours, while a detached house on a Road sold 13.2% above. Those are samples of 127 and 454 sales, so treat the exact figures as indicative, but the direction is the same in every property type.

Is Basildon different from the rest of the country?
No, and that is the useful part. Across England and Wales, a Close sold 4.5% below its neighbours and a Road 2.8% above, so Basildon's Close discount is almost identical to the national one. Of 222 council areas with 300 or more Close sales, Basildon ranks 111th.
ValuQ analysis: Close against neighbours, Basildon and nearby Essex areas
| Council area | Close sales | Close against neighbours |
|---|---|---|
| Tendring | 737 | -5.9% |
| Colchester | 709 | -5.3% |
| Basildon | 530 | -4.4% |
| Chelmsford | 472 | -3.2% |
| Braintree | 646 | -2.4% |
| Rochford | 388 | -2.4% |
| Thurrock | 611 | -0.8% |
The Basildon figures use 530 Close sales where the Close sits in a postcode area with at least three comparison sales, which is why that number is lower than 660. You can see the sold prices behind this on the ValuQ Basildon postcode map, built on HM Land Registry sold prices over an Ordnance Survey base map.
Why does it matter with prices barely moving?
Nationwide reported on 1 October 2026 that annual UK house price growth halved to 0.8% in September, and that East Anglia was the weakest region, with prices down 0.7% on a year earlier. When the whole market adds so little, the street-level gap is far larger than the movement in the market.
A 4.4% difference on a £385,000 Close sale is about £16,900. That is about five and a half years of growth at today's 0.8% pace, so getting the starting price right matters more than waiting for the market to lift it.
What does this mean if you own a house in Basildon?
- If you live on a Close, do not price from the borough average or from a Road a mile away. Look at sold prices for your type of house on your own street and the streets beside it.
- If you live on a Road or an Avenue, the evidence says your street has tended to sell above its postcode area, but check that against the size and condition of your own home.
- Whatever your street is called, compare more than one view of value before you set a price.
How did we do this?
How we did this: ValuQ analysed 6,545 detached, semi-detached and terraced house sales in the Basildon borough from the HM Land Registry Price Paid Data (file dated 28 August 2026, sales completed 1 January 2023 to 31 July 2026), as ordinary market sales. The borough spans nineteen postcode sectors, including SS13 to SS16, SS11 and SS12, CM11 and CM12.
We grouped sales into cells of postcode sector, property type, sale year and new-build flag. In each cell holding at least three sales on the street ending and at least three on other streets, we compared average log prices and weighted the cells by sample size. The 95% ranges come from resampling postcode sectors 500 times.
What this does not show: the Price Paid Data holds no floor area, plot size or condition, so a street ending stands in for those features and does not cause the price. Samples by property type are smaller, and the range for Drive includes zero.
A Close in Basildon can be a lovely place to live and still sell below the postcode average. What matters is what homes like yours have sold for on your own street. - Evren Ergin, founder of ValuQ
How do you find out what your Basildon house is worth?
ValuQ gives UK homeowners free, side-by-side property valuations from competing local estate agents, and ValuQ first launched in Basildon, Essex. Agents who work your streets every week know whether your Close sells above or below the average, so seeing their figures next to each other shows you where your home sits.
Do houses on a Close sell for less in Basildon?
Yes. In the Basildon borough, houses on a Close sold for 4.4% less than houses of the same type, sold in the same year, in the same postcode area, between January 2023 and July 2026.
Which street endings sell for the most in Basildon?
Road and Avenue. Houses on a Road sold 7.3% above their neighbours and houses on an Avenue 5.1% above, while Drive was not clearly different from the average.
Is Basildon different from the rest of England?
No. Nationally a Close sold 4.5% below its neighbours, and Basildon's Close discount of 4.4% ranks 111th of 222 council areas.
Does the street name set the price?
No. The Land Registry data holds no floor area or plot size, so the street ending stands in for the age, size and plot of the homes. Sold prices on your own street are the better guide.
