In the first half of 2026, 21 of 136 Basildon borough homes resold within five years of purchase went for less than the owner paid, 15.4% against 0.9% in 2016 and the highest rate since 2013. Flats and homes bought in 2022 and 2023 carry most of it, and the borough sits mid-table among Essex councils rather than at the bottom.

Research by ValuQ: we matched every Basildon borough home sale in HM Land Registry's Price Paid Data to the previous sale of the same address, then measured how often homes resold within five years went for less than the owner paid.

What is happening to Basildon homeowners who bought recently?

A Basildon borough home resold within five years of purchase has gone for less than the owner paid in 21 of 136 sales this year, or 15.4%. In 2016 it was 2 of 232. The borough here is the Basildon council area, which includes Billericay and Wickford.

The timing matters this week. Nationwide said on 1 October that annual UK house price growth halved to 0.8%, and the Bank of England said on 29 September that mortgage approvals fell to 54,900 in August, the fewest since December 2023. A seller who bought at the 2022 peak is meeting buyers who can borrow less.

How has the share changed since 2013?

In the first half of 2013, 28.3% of Basildon resales within five years were at a loss. It fell to under 1% in 2016 and 2017, and has risen sharply since 2023. A cash loss here means the second price is lower than the first, before selling costs and any money spent on the home.

Across the 12 months to June 2026, 50 of the 330 resales lost money, a combined shortfall of about £860,000. The median loss was £11,750, and the median detached loss was £28,000.

Is Basildon better or worse off than the rest of Essex?

In the 12 months to June 2026, Basildon's rate of 15.2% sat 10th of 14 Essex-area councils and 48th of 132 councils nationally with at least 300 qualifying resales. The England and Wales rate was 14.0%. Brentwood, Chelmsford and Colchester were higher.

It may, but the samples are too thin to rank. In the same 12 months SS13 recorded 25.9% on 27 resales, SS12 21.6% on 51, SS16 13.2% on 53, SS15 12.5% on 56 and SS14 7.3% on 41.

How did ValuQ do this research?

How we did this: ValuQ took the HM Land Registry Price Paid Data file released in August 2026, which holds every residential sale in England and Wales completed from 1995 to 31 July 2026. We kept ordinary market sales of houses and flats (category A), matched each sale to the previous sale of the same address, and kept pairs of the same property type at least one year apart with a price ratio between 0.2 and 5.

This article uses Basildon borough pairs where the second sale completed in the period shown and the first sale was less than five years earlier. We stopped at 30 June 2026 because the newest registrations were still arriving when the file was cut. Prices are not adjusted for inflation, selling costs or improvements.

Basildon bought well in the years before 2020, and most people who bought then are comfortably up. The ones who bought at the 2022 and 2023 peak and have had to move are the ones in these figures. If that is you, the useful number is not the town average. It is what homes like yours on your street have sold for since.
