Basildon's 2021 buyers are up £52,800 as their five-year fixes end

Every one of the 3,370 homes bought in the Borough of Basildon in 2021 is worth more today on the local price index, with a typical gain of £52,785, ValuQ analysis of Land Registry sales finds. The exception to the comfort is flats: the typical 2021 Basildon flat is up just £5,388, as five-year fixes from that year end and the Bank of England weighs a rate rise.

How much have Basildon homes bought in 2021 gained?
On the local index, all 3,370 are worth more than their owners paid. The typical Basildon home bought in 2021 cost £340,000 and has gained 14.8%, a median of £52,785. Together the borough's 2021 buyers are sitting on an estimated £183 million of price growth.

Why are Basildon's flat owners the exception?
Because their cushion is thin. The typical Basildon flat bought in 2021 is up £5,388, against £60,864 for a semi. Basildon's flat price index fell 2.2% in the year to July 2026, and in May it touched 92.9, exactly the level paid by buyers who purchased in August and November 2021.
July's reading lifted it back to 94.8. That leaves the most recent 2021 flat buyers about 2% ahead. One more year like the last would put some of them behind.

How does Basildon compare with the rest of Essex?
It stands apart for flats. Of the 13 Essex areas with at least 100 flat sales in 2021, Basildon is the only one where not a single 2021 flat purchase is behind on its local index. In Thurrock 55.2% are behind, in Castle Point 51.0%, and in Epping Forest every 2021 flat purchase is behind.

Across all home types, Basildon's 2021 buyers have gained more in percentage terms than those in any neighbouring south Essex area: Basildon 14.8%, Rochford 14.7%, Chelmsford 12.7%, Brentwood 12.1%, Southend-on-Sea 12.0%, Castle Point 11.4% and Thurrock 11.2%.
What happens when a 2021 fix ends in Basildon?
The monthly bill rises, even though the home is worth more. A five-year fix is a mortgage whose rate is locked for five years; deals taken in 2021 are ending now. UK Finance expects 1.8 million fixed-rate mortgages to end in 2026, and on 17 September three of the Bank of England's nine rate-setters voted to raise Bank Rate from 3.75% to 4%.

Did buying in the stamp duty rush pay off?
In Basildon it did. Buyers who completed in the first half of 2021, while the full stamp duty holiday ran, have gained more than those who bought later in the year, because local prices kept rising through 2021.

- Check your fix end date and start comparing deals several months ahead, since many lenders let you secure a rate in advance.
- Get a current, local value for your home, because it sets your loan-to-value band and so the rates you are offered.
- If you own a flat, check your lease length and service charge now, as a lender or buyer will ask.
- If you plan to sell, price from recent sales of your own property type in your own postcode, not from what you paid in 2021.
What does it mean for sellers and buyers in Basildon?
For house owners who bought in 2021, the equity is there: a typical gain of £45,000 to £71,000 depending on type. For flat sellers, accurate pricing matters most: a few thousand pounds decides whether the sale covers the purchase price. How we did this: ValuQ took every standard residential sale in HM Land Registry Price Paid Data completed in the Borough of Basildon between 1 January and 31 December 2021 (3,370 sales). Each sale was matched to the UK House Price Index for Basildon for its property type. Its value today is the purchase price multiplied by the index in July 2026, divided by the index in its month of purchase.
Essex comparisons use the same method for each local authority; flat comparisons include only areas with at least 100 flat sales in 2021. The index is borough-wide, so it shows the typical home of each type, not any single home. July 2026 figures are provisional. Prices are nominal. Mortgage figures are illustrations, not advice.
