How these figures are worked out

Every price here is a completed sale registered with HM Land Registry; asking prices are never used. Floor areas come from each home's energy performance certificate, and the price per square metre is the price paid divided by that floor area. The range for a typical home on the street comes from completed sales of the same property type nearby, giving more weight to closer, more recent and similar-sized homes. It is not an estimate of any one house, and it is shown only when the matches are close. We tested it on 4,770 completed sales in 80 postcode districts between March 2026 and August 2026, working out each from the sales before it: where the matches were close enough to show a range, half came within 7.7% of the price paid and 69% landed inside the range.

Sold prices show what homes have sold for, not what any one home is worth today. Condition, extensions and the plot all move a price, and only a local agent who has seen the home can allow for them.
