For estate agents

The evidence behind your price, for any address.

Type an address in England and Wales. ValuQ shows what completed Land Registry sales say about it and drafts the email to your client: a market update, a price review, or the evidence behind your valuation.

Completed sales, never asking prices

Every price is a sale registered with HM Land Registry. Asking prices and online estimates are left out.

Floor area for every comparable

Each sale is matched to its energy performance certificate, so you see the size and the price per square metre, not just the price.

A range from the closest matches

Sales of the same property type nearby, weighted towards the closest, most recent and most similar in size. When there are too few close matches, it says so instead of guessing.

Your knowledge on top

Extended since the certificate? Correct the floor area or the property type and the range follows.

Three client emails, drafted

A market update, a price review against the asking price, and the evidence behind your valuation for an instruction appointment. Edit, copy and send.

A page to print or save as PDF

The comparables, the range and the street's figures on one page, with the Land Registry and certificate sources named.

How the range is checked

The method is tested by valuing thousands of completed sales from the sales that came before them and comparing the result with the price actually paid. The evidence pack shows how it performed beside every range, so you can judge how far to lean on it. A range is a starting point for your judgement, never a replacement for seeing the home.

Included when you register.

Nothing to pay until your first instruction. Register, choose your postcode district and open the evidence pack from the portal menu.
