If you are thinking about selling, the speed of your sale depends on how many buyers want a home like yours, in your area, at your price. September's figures show those three things diverging more than at any point this year.

What is a sales conversion rate?

A sales conversion rate is the number of homes that agreed a sale in a month, shown as a share of the homes newly put up for sale that month. Sprift counted 213,048 new listings and 89,192 agreed sales in Great Britain in September 2026, a rate of 41.9%.

That was 15.4 percentage points lower than August and the lowest of the year outside December. Between January and August the rate ran between 50.2% and 58.5%.

The pattern is affordability. With the average two-year fix at 5.93% in October according to Moneyfacts, buyers are borrowing less, and the homes that sit within more buyers' reach are moving first.

Your home's speed of sale is set by how many buyers can afford it, not by how much you love it. Price for the buyers who are actually out there this month.

Is my home one of the fast sellers?

A home is likely to sell faster than average when it sits inside the budget of the largest group of local buyers and has few close competitors listed nearby. It is likely to sell slower when similar homes are piling up on the market around it.

  1. Count how many homes like yours are listed within a mile, and how long they have been on.
  2. Check what similar homes on your street have actually sold for, not what they were advertised at.
  3. Ask local agents how many buyers on their books are looking for your type of home at your likely price.
  4. Compare your likely asking price with what a typical local buyer can borrow at today's rates.

Frequently asked questions

Are bungalows selling well in 2026?

Yes. In Sprift's September 2026 data two-bedroom bungalows had the highest sales conversion rate of any home type, at 61.4%, against 41.9% for all homes. Smaller homes within reach of more buyers have held up better than larger ones this autumn.

Why are large detached houses selling slowly right now?

Sprift recorded a 36.3% rise in new listings of five-bedroom-plus detached homes in September 2026, while their conversion rate fell from 51.7% to 31.9%. More sellers are competing for a smaller pool of buyers who can borrow that much at mortgage rates close to 6%.

Where in the UK are houses selling fastest?

Scotland is fastest. Sprift put its September 2026 conversion rate at 69.5%, and Rightmove's October 2026 index shows homes there finding a buyer in 34 days on average. London is slowest, at 27% and 78 days.

Does a slow market mean I should not sell?

Not necessarily. A slower market rewards accurate pricing and good preparation rather than punishing every seller. Homes priced right at launch found a buyer in 39 days on Rightmove's October figures, against 119 days for homes that needed a cut.

How can I tell how fast my house will sell?

Look at how many similar homes are listed near you, how long they have been on, and what comparable homes actually sold for. Then ask more than one local agent how many buyers they have for a home like yours at your likely price.
