Research by ValuQ: we compared every resale of a terraced, semi-detached and detached home in Basildon's four postcode districts (SS13 to SS16) recorded by HM Land Registry in the year to July 2022 with the year to July 2026, and measured how far apart each rung of the ladder has moved.

ValuQ Property Watch, 17 October 2026.

What has happened to Basildon's detached homes?

They have stood still. In Pitsea and Vange (SS13), Laindon and Noak Bridge (SS15) and Langdon Hills (SS16), the median detached resale price is within £5,000 of where it was four years ago. Over the same four years, the median terrace in those districts rose by £19,500 to £25,000 and the median semi by £20,000 to £25,000.

For anyone in a Basildon semi, that changes the maths of moving up. The extra money needed to buy a detached home in the same district has fallen by £23,500 in SS13, £22,500 in SS15 and £15,000 in SS16.

Is this just Basildon?

No, but Basildon sits on the side of the line where trading up got cheaper. ValuQ's national analysis this week found the step from a semi to a detached home is £28,200 cheaper in London than in 2022, £15,100 cheaper in the South East and £8,600 cheaper in the East of England. Across the North and the Midlands it has gone the other way, rising by up to £13,900 in the North East.

Town figures are weighted averages of each postcode district's gap. Each town has a few hundred detached and semi-detached resales a year, so treat differences of a few thousand pounds as a guide rather than a precise number.

Why have Basildon's detached prices stalled?

  • Detached homes are Basildon's most expensive rung, so they are the first to feel higher mortgage rates. Moneyfacts data reported on 12 October 2026 put the average two-year fix close to 6%.
  • Buyers have more choice. The RICS survey for September 2026 found more homes coming onto the market for the first time since mid-2025, while new buyer enquiries fell.
  • Nationally the official UK House Price Index shows the same tilt: detached prices in England rose 1.4% in the year to July 2026, against 2.7% for semis.

I own a semi in Basildon. What does this mean for me?

If you have been thinking about moving up, your position is better than it was in 2022. Your home has most likely gained in value, and the detached homes you would buy have not. In Laindon and Noak Bridge the median gap is now £92,500, down from £115,000.

These are medians for a whole district. A semi on a sought-after road can be worth tens of thousands more than one on a busy through-road two streets away. The live Basildon postcode map shows every recent sold price on an Ordnance Survey base map, so you can see what semis and detached homes near you actually sold for.

I own a detached home in Basildon. What does this mean for me?

Your home has probably held its value, but it has not grown, and the premium it carries over a semi has narrowed. If you bought in 2021 or 2022, pricing from what you paid or from the 2022 peak is a risk in a market with more homes for sale. Pricing from what detached homes near you have sold for in the last 12 months is the safer starting point.

ValuQ's Basildon house price data breaks the town down by postcode and property type, so you can see how SS13, SS14, SS15 and SS16 compare before you speak to anyone.

What does this mean for buyers in Basildon?

  • A buyer moving up from a Basildon semi needs £15,000 to £23,500 less extra money than in 2022, depending on the district.
  • First-time buyers face the opposite: terraces are £19,500 to £25,000 dearer than four years ago.
  • Langdon Hills (SS16) still has the biggest step in the town, at £170,000 from semi to detached.

How did ValuQ do this?

How we did this: ValuQ took every standard resale (new builds excluded) of a terraced, semi-detached or detached home recorded by HM Land Registry in Basildon's four postcode districts in two 12-month windows, August 2021 to July 2022 and August 2025 to July 2026. For each district and each type we took the median price, then the gap between the semi and detached medians. SS14 had only 13 and 14 detached resales in the two windows, too few for a reliable median, so we do not report its step.

The Basildon-wide figure is the average of the four district gaps, weighted by semi-detached sales, the same method as ValuQ's national analysis. Recent months can be added to Land Registry data late, which affects sale counts more than medians.

Basildon's terraces and semis have done the heavy lifting since 2022, and the detached homes above them have waited. If you own a semi and have been putting off the move, the gap is smaller than it was. Find out what your own home would fetch first, because that number decides everything else.
