My agent hasn't sent any viewing feedback. What now?

No law sets a deadline for viewing feedback, but if your agent belongs to The Property Ombudsman, its code says they must record feedback and pass it to you within a timescale you have agreed. So the fix is rarely a row: it is agreeing that timescale in writing and then holding them to it.

Silence after a viewing feels personal. It is usually something duller: the agent has not chased the buyer, or has chased and heard nothing back, and nobody agreed at the start how quickly you would be told either way.

Does my estate agent have to give me viewing feedback?

There is no law that names a deadline for viewing feedback, but there is a code with a duty in it. Every business doing residential estate agency work in England, Wales and Northern Ireland must belong to a government-approved redress scheme, a requirement inserted into the Estate Agents Act 1979 by the Consumers, Estate Agents and Redress Act 2007.

For members of The Property Ombudsman, section 8b of its Code of Practice for Residential Estate Agents, effective from 1 June 2019, says the agent must record any viewings arranged for the property and the feedback from those viewings, and pass this to the seller within an agreed timescale.

The phrase doing the work there is "an agreed timescale." If you never agreed one, there is nothing for the agent to have missed, which is why the first move is almost always to set it rather than to complain.

How quickly should feedback arrive after a viewing?

Whatever you and your agent wrote down, and 48 hours after the viewing is a reasonable ask for most homes. Buyers often want a night to think, and a good agent will call rather than email, because a call gets an honest answer and an email gets a polite one.

Offers are treated differently and much more strictly. Under the same code, an agent must tell you about all offers as soon as is reasonably possible and confirm each offer in writing to you and to the buyer within two working days.

What does useful viewing feedback actually say?

Useful feedback is specific enough to act on. "They liked it but are still looking" tells you nothing; the version below tells you whether to change the price, the photographs, or nothing at all.

  • Who came: their position, whether they have a mortgage in principle, and whether they have their own home to sell.
  • What they said about the price, in their words, not the agent's summary of it.
  • The one thing they raised as a drawback, even if it was small.
  • Whether they are booking a second viewing, still looking, or have ruled the house out.
  • How your home compared with the others they saw that week.

The last point is the one most sellers never ask for and the one that moves the needle. Your competition is not the national market; it is the three or four homes a buyer saw on the same Saturday.

What if my agent still will not give me feedback?

  1. Put the request in writing by email, asking for feedback on each viewing within 48 hours, and asking for the viewing record so far. Written requests create a timeline; phone calls do not.
  2. Ask for a weekly summary on a fixed day. Agents respond well to a standing slot, and it removes the awkwardness of chasing.
  3. If two weeks pass with viewings and no feedback, ask the branch manager rather than the negotiator, and say plainly what you want and by when.
  4. If that fails, make a formal written complaint. The agent must acknowledge it in writing within three working days and send a formal written outcome within 15 working days of receiving it.
  5. If you are still not satisfied after the agent's final written view, you can refer the matter to their redress scheme, and any referral must be made within 12 months of that final view.
  6. Separately, check your contract for the tie-in period and the notice period, so you know what leaving would actually cost and when it becomes possible.

Very few of these situations reach step four. Most end at step one, because a written request with a named timescale changes the agent's behaviour in a way that a phone call does not.

Is no feedback a sign my house is not selling?

Not on its own. It is a sign your agent's communication has slipped, which is a different problem from your home being wrongly priced or wrongly presented.

The wider market is quieter than the viewing numbers suggest, which is worth holding in mind before you read silence as a verdict on your home. Zoopla reported on 27 August 2026 that buyer searches were 7% higher than a year earlier while agreed sales were 6% lower, and the Bank of England reported on 1 September 2026 that 56,053 mortgages were approved for house purchase in July, the fewest since January 2024.

Silence is information about your agent. Feedback is information about your home. Do not read one as the other.

Can I ask to speak to the viewers myself?

You can ask, but agents will not usually pass on a buyer's contact details, and there are good reasons for that. A better route is to ask your agent to put a specific question to the buyer on your behalf, for example whether the price or the second bedroom was the sticking point.

Should I do the viewings myself to get direct feedback?

It is rarely worth it. Buyers speak far more freely to an agent than to the owner standing in the kitchen, so doing your own viewings tends to produce politeness rather than truth. If you want candour, ask the agent to call rather than email the buyer.

How many viewings should I expect before an offer?

There is no fixed number, and it varies by area, price and property type. The more useful question is whether the same drawback is coming up repeatedly across viewings, because a repeated comment is a pattern and a single comment is an opinion.

Can I leave my agent because they are not giving feedback?

Usually yes, once your tie-in period and notice period allow it. Check the contract first, because sole selling rights and overlapping notice can mean paying two agents for the same buyer.

Does my agent have to tell me about every offer?

Yes. The Property Ombudsman Code requires member agents to tell sellers about all offers as soon as is reasonably possible until contracts are exchanged, and to confirm each one in writing within two working days, unless you have instructed them in writing not to pass on a particular type or level of offer.
