What documents do I need to sell my house in the UK?

The core set is: official copy of the title deeds from the Land Registry, a valid EPC, building regulations sign-off for any work, FENSA or CERTASS certificates for replacement windows since 2002, planning permission documents for extensions or conversions, warranties for fitted appliances, and a leasehold pack if leasehold. This checklist groups all of these by category.

Do I need an EPC before listing my house?

Yes. UK law requires a valid Energy Performance Certificate before a property can be marketed. EPCs last 10 years. If yours is missing or expired, any accredited domestic energy assessor can issue a new one in about a week.

What is the TA6 form?

The TA6 Property Information Form is the Law Society's standard questionnaire that the seller completes early in the conveyancing process. It covers boundaries, disputes, work done, services, and legal rights. Honest, complete answers protect you legally after sale. This checklist helps you gather the underlying documents before your solicitor sends you the TA6.
