Is the checklist current for 2026?

Yes. The checklist references current UK practice including TA6 and TA10 forms, FENSA window certification rules, EPC requirements, and standard conveyancing search timelines. We review and update it as practice changes.

Does the checklist work for a leasehold flat as well as a freehold house?

Yes. The checklist applies to most UK residential sales. Leasehold sellers have additional documents to gather (service charge accounts, ground rent, lease length, planned major works) and these are called out in Section 5.

Does it cover Scotland?

The checklist is written for the English and Welsh sale process. Scottish conveyancing differs significantly (Home Reports, the missives process, no exchange-of-contracts step). We will publish a Scotland-specific version separately.
