Basildon Postcode Guide

SS15 Laindon & Noak Bridge

SS15 is the western gateway to Basildon — Laindon, Noak Bridge and a slice of Dunton. With Laindon station sitting on the same c2c line as Basildon and Pitsea, plus a mix of 1970s family estates and the planned village of Noak Bridge, SS15 has become the default 'I want Basildon prices but a quieter street' postcode.

What SS15 is actually like

Laindon is the older of the two main settlements — a long east-west linear town that predates the New Town masterplan. Much of the original plotland housing was replaced in the 1960s and 70s, and today you'll find a predictable but well-maintained stock of semis, terraces and small detached homes across the central neighbourhoods.

Noak Bridge is the interesting one. Planned and built in the 1980s as a deliberate 'village alternative' to the wider New Town, it was designed with curved lanes, a central green, and architect-led terraced groupings. It still feels different — tighter knit, quieter, and consistently priced above the SS15 average.

Dunton sits on the western edge — semi-rural, closer to the Dunton Hills Garden Village site that has been in and out of the Basildon Local Plan for the last five years. Any homeowner buying in Dunton should pay close attention to the live planning situation.
