HMRC put seasonally adjusted UK residential transactions at 96,710 in July, down 2% on June and 1% on July 2025. Completions lag the offer by two to four months, so this reflects deals agreed in spring rather than today's market. For sellers it points to a slower, more negotiated market; for buyers it means less competition on the homes that are moving. Financial year to date is still ahead of last year, so this is a cooling, not a stall.
