Flat prices fall for a 15th straight month, down 1.3% a year as houses edge up 0.8%
Zoopla data shows flat values have fallen every month since May 2025, with the UK annual average at -1.3% against modest 0.8% growth across all property types. Higher mortgage rates and fewer sales are weighing hardest on pricier southern stock, where buyers have more choice: London flats are down 2.6% and houses in the South East and South West are slightly negative. For buyers, particularly in London and the South, that means more negotiating room on flats; for sellers, realistic pricing matters, with roughly 30% of London homes selling within three months against about 75% in Scotland. This is a drift, not a collapse, and more affordable two and three-bedroom houses are still drawing firmer demand.
