54% of sales under £200,000 exchange within three months, against 38% of £1m-plus homes, TwentyEA finds
TwentyEA data published on 23 September shows 54.2% of sales under £200,000 reach exchange within three months, against 39.8% between £350,000 and £1m and 38.2% above £1m. Cheaper homes draw a wider pool of buyers, including first-time buyers with no property to sell. For sellers at the upper end, that means planning for a longer run to exchange and more exposure to finance and affordability wobbles. It does not mean pricier homes are failing to sell, only that they take longer.
