My house is dated. How much less will it sell for?

A home that needs modernising typically sells for less than a similar updated home on the same street, and one agency study put the gap at about 4.5% on average. The work itself usually costs far more than that gap, which is why most sellers do better selling as it stands than modernising first.

Research on this question is limited. The most-quoted figures come from an estate agency study, now several years old, so this article uses them to show the shape of the trade-off and not as a current price list.

What does an unmodernised home mean?

An unmodernised home is one that has not had a significant update to its kitchen, bathroom, heating, wiring or decoration for many years. Agents often call it dated, tired or in need of modernisation. It is a description of condition and not a defect in the building.

How much less does a dated house sell for?

Benham & Reeves published a study on 25 April 2022 using PropertyData market values for England. It found unmodernised homes were about 4.5% cheaper than comparable modernised homes in the same area.

The table shows why buyers of dated homes ask for a discount: their total outlay can exceed the price of an updated home. It also shows why you rarely gain by doing the work yourself. If the buyer pays £16,017 less and the work costs £56,569, spending on a full renovation to close the gap loses money on average.

Does the gap differ by area?

Yes, widely. The same study reported that in London unmodernised homes were about £32,000 cheaper but cost about £82,600 more once the work was added, while in the North East the overspend was smallest at about £6,800. Local prices and local building costs both move the result, which is why a national average is only a starting point.

Why might my house sell for more or less than the average?

Three things decide it: how much demand there is for homes like yours, how recently similar homes sold, and how much work buyers think yours needs. Buyers also price in uncertainty. A home with clear builder quotes and a clean survey history looks less risky than one with unknowns.

The market backdrop matters as well. Rightmove reported in August 2026 that new-seller asking prices fell 2% in the month and cut its 2026 forecast to between 0% and a 2% fall. When buyers have more choice, move-in-ready homes tend to draw attention first, so a dated home needs a realistic price from day one.

What should I do if my house is dated?

  1. Get valuations on the house as it stands before spending on any work.
  2. Fix what a survey would flag, such as damp, roof and guttering, electrics and pests.
  3. Refresh with a deep clean, a neutral coat of paint and a tidy garden.
  4. Get two or three builder quotes for the big jobs you will leave, and keep them to show buyers.
  5. Price for the buyer who plans to modernise, and be ready for a smaller pool of buyers if the home is hard to mortgage.

The Home Owners Alliance notes, in a guide updated on 8 October 2026, that selling in poor condition means expecting a lower price, and that some homes will only suit cash buyers.

How do I find out what my dated house is worth?
