How to get a property valuation without the cold calls

You want to know what your home is worth. You do not want six agents calling you before lunch. Here is how to get real valuations from local estate agents — without handing over your phone number.

Why getting a valuation always seems to trigger a flood of calls

When a family member decided to sell their home, they did what most people do — Googled “how much is my house worth” and filled in a few valuation forms online. Within 20 minutes, their phone would not stop ringing. Agents they had never heard of had their mobile number, their address, and were calling from withheld numbers to pitch their services.

They had not chosen anyone yet. They had barely started thinking about selling. But the moment they entered their postcode and email address, the process was no longer in their hands.

This is not a glitch. It is how most valuation websites are designed to work. When you fill in a form on a property portal or a “free valuation” site, your details — name, phone number, email, address — are sent to multiple estate agents immediately. Those agents are paying for that lead. To them, the faster they call, the better their chances of winning your business. The result is a race to your phone.

The seller is not the customer in this model. The agent is. Your contact details are the product being sold.

What “anonymous property valuation” actually means

An anonymous property valuation means you get a real, detailed assessment of what your home is worth — from a real local estate agent — without sharing your name, phone number, email address, or full property address.

This is not an automated estimate generated by an algorithm (those only look at past sales data and miss things like renovations, extensions, or the current state of your street). This is a human valuation from agents who know your area.

Here is what gets shared with agents and what does not:

What agents see

  • Postcode sector (e.g. CM1 3)
  • Property type and number of bedrooms
  • Property condition and features
  • Photos you upload

What agents never see

  • Your name
  • Your phone number
  • Your email address
  • Your full address

This is not a privacy setting you hope agents will respect. It is how the system works structurally. Agents physically cannot call you because they never receive your number.

How ValuQ keeps you anonymous — step by step

1

You submit your property details

Enter your postcode, property type, number of bedrooms, condition, any notable features, and upload photos. This takes about 10 minutes. You do not enter your phone number or full address.

2

Local agents receive an anonymous brief

Agents who cover your postcode sector receive a valuation brief with your property details. They see the photos, the area, and the property specifications. They do not see who you are.

3

Agents compete with their best valuation

Each agent reviews your property, researches comparable sales, and submits their valuation range, their fee structure, and a short pitch explaining why they are the right choice. They have 48 hours to respond.

4

You compare and choose — on your terms

All responses appear in your dashboard. You compare valuations, fees, and track records side by side. When you find an agent you want to talk to, you choose to connect. Only then do they receive your contact details.

During the entire process — from submission to receiving valuations — no agent can contact you. No phone calls. No emails. No one knocking on your door. You read everything in your own time, in your own dashboard, and you decide what happens next.

Is this as accurate as a normal valuation?

Yes — and in some cases, it may be more considered. Here is why.

When an agent visits your home in person, they typically spend 15 to 30 minutes walking around, then give you a figure on the spot. That figure is influenced by time pressure, the desire to win your business, and sometimes a tendency to overvalue in order to secure the instruction.

With ValuQ, agents have up to 48 hours to review your property details and photos, research recent comparable sales in your area, and submit a valuation they are confident in. There is no pressure to give an inflated figure — because they know you are comparing their response against other agents.

The competitive element works in your favour. Agents who overvalue to try to win your attention will look obviously out of step when you see three or four other valuations clustered in a tighter range. You get a clearer picture of your property’s true market value.

If you want a more precise figure later, you can always invite your preferred agent to do an in-person visit — but you will be doing so on your terms, with a specific agent you chose, not six you did not.

How long does it take before you hear from agents?

Agents have 48 hours from receiving your brief to submit their response. Most respond within the first 24 hours.

You will see each response appear in your seller dashboard as it comes in. There are no phone calls during this period — everything is in writing, in one place, and on your schedule.

Once all responses are in (or the 48-hour window closes), you can take as long as you like to review. There is no deadline. No pressure to decide quickly. Some sellers take a few days. Some take a few weeks. You are in control of the timeline.

Common questions

Can agents really not contact me until I say so?
Correct. Agents never receive your name, phone number, or email address when they get a valuation brief. They see only the property details, photos, and postcode sector. Your contact details are only shared when you choose to connect with a specific agent through the platform.
Is the valuation really free?
Yes. Submitting your property and receiving valuations from competing agents is completely free for sellers. There is no obligation to choose any agent or proceed with selling. ValuQ charges agents a fee only when they win an instruction — sellers never pay anything.
What happens if I do not like any of the valuations?
Nothing. You are under no obligation to proceed. If none of the valuations or agents feel right, you can simply close your dashboard and walk away. No agent will contact you because no agent has your details.
Do I have to choose an agent through ValuQ?
No. You can use the valuations you receive as a reference and go directly to any agent you prefer — whether or not they responded through ValuQ. The valuations are yours to keep either way.
How is this different from an online house price estimate?
Online price estimates use algorithms that look at past sales data. ValuQ connects you with real local estate agents who assess your specific property — its condition, improvements, location, and the current market. You get a human valuation, not a computer guess.
