Should I be at home for the viewing?
Better to be out if possible. Buyers speak more openly and the agent can do the job they are paid to do. If you must stay, stay in one place (the garden, the front room) and let the agent lead.
What if the buyer asks why I am selling?
Have a short neutral answer ready. "We are moving for work" or "We want more space" beats the long version. Buyers reading desperation use it in the offer.
